Land market data helps you to get an overview of the price level of different types of real estate with certain characteristics in a particular region at a given time.
Description
Property market data serves the purpose of property market transparency. It is equally helpful if you are active in professional real estate valuation as well as for your private concerns in connection with the valuation of real estate. The property market data gives you a sound insight into what is happening on the property market, in particular key figures such as turnover, price trends and price levels in the individual submarkets. The property market data is broken down into spatial submarkets (e.g. cities, district level or aggregated regions) and functional submarkets (e.g. multi-family houses, single-family houses, condominiums or commercial properties).
In addition, the so-called "other data required for valuation" is also published in accordance with the federal requirements of the German Real Estate Valuation Ordinance (ImmoWertV). These include, in particular, land price index series, conversion coefficients for the degree of structural use, market adjustment factors and property interest rates for income-oriented properties. Furthermore, comparative factors for developed properties of all common property groups (e.g. condominiums, terraced houses) and, where applicable, rental value overviews are derived from the comparative rents available from the expert committees.

The land market data is the result of the evaluation of all land purchase contracts in Lower Saxony. According to the Building Code, responsibility for the evaluation lies with the expert committees and the Higher Expert Committee for Property Values, which regularly discuss and decide on the evaluation of the property market data in their respective committees.
The expert committees are responsible for certain regions in Lower Saxony as defined by the state; theThe Higher Expert Committee is responsible for the entire state territory. The committees are made up of chairmen and honorary members. The presiding members are members of the surveying and cadastral administration, while honorary members are experts from the broad field of the real estate industry, e.g. from the fields of architecture, civil engineering, agriculture, finance or estate agency.
An expert committee is always autonomous and independent. To support the completion of its tasks, each expert committee has an office, which is also located in the surveying and land registry administration.
