    As a rule, you require a building permit for the construction, modification and change of use of (structural) facilities.

    As a rule, you require a building permit for the construction, erection, installation, modification, change of use, demolition and removal of (structural) installations or parts thereof.

    For special buildings (e.g. high-rise buildings), planning permission is granted in the conventional planning permission procedure.

    For other construction projects requiring approval, planning permission is granted in the simplified planning permission procedure.

    You can apply for a building permit by submitting a building application together with the necessary documents digitally in the building portal or in analog form.


    You may only start building once you have received the building permit.

    The construction site sign must be visible from the public road.

    The building permit expires if you do not start construction work within 3 years of the permit being issued or if construction work has been interrupted for one year after this period. The period can be extended by up to 2 years in each case with a written application.

    Required documents

    Information on the required documents and forms can be found under the attached link to building documents.

    Prerequisites

    All required documents and forms have been submitted in full digitally in the construction portal or in analog form. The project does not conflict with any public law regulations.

    An appeal may be lodged against the authority's decision within one month of notification.

    Procedure

    As the building owner, you must submit the building application with the required building documents to the building supervisory authority in whose area the property is located.
    The building supervisory authority will check whether the building documents are complete. If the building application cannot be processed due to missing documents, it may be rejected. Individual building documents can be requested subsequently.
    If the building documents are complete, the building supervisory authority (with the involvement of the municipality and specialist departments) will check whether the building project is contrary to public law regulations. Once all comments have been received and the building application has been reviewed, the building supervisory authority will inform you of its decision digitally via the building portal or in analog form:
    - the building permit is granted,
    - only granted with certain requirements and conditions or
    - the building application is rejected.

    You may only start work on the project once you have received the building permit.

    Deadlines

    A building permit issued is valid for 3 years. If building work is not carried out until a later date, an extension of the building permit must be applied for in writing before the deadline expires. This also applies if construction work has been interrupted for more than one year.

    Processing time

    The duration of the procedure depends on the individual case, in particular on which offices need to be involved and whether all the necessary documents are complete.

    Costs

    With the exception of demolition, the amount of the fees is based on the structural costs of the building. The respective local authorities can set fees that deviate from the list of fees in the administrative cost regulations by means of statutes.     Notes (specifics)

    Firing systems may only be put into operation after the expert for energy generation systems (e.g. the authorized chimney sweep) has certified that they are safe to use and that the exhaust gases are properly discharged.
