Create standard land value information
If you need information about the standard land value, for example in advance of a property sale or building project or for property tax purposes, you can obtain a written standard land value report.
Description
The standard land value is the average location value of the land for a majority of properties within a defined area (standard land value zone) that are largely identical in terms of their property characteristics, in particular the type and extent of usability, and for which the general value conditions are essentially the same. The standard land values are determined every two years by the Hessian expert committees for real estate values.
You can use the geodata store "Geodata online" of the Hessian Administration for Land Management and Geoinformation to create standard land value information for properties in pdf format free of charge from the cut-off date 01.01.2020.
The expert committees for real estate values also offer you other ways of obtaining the information you require:
- You can use the standard land value information system BORIS Hessen or the standard land value information system Germany (BORIS-D). This gives you an overview of the standard land values quickly, easily and free of charge.
- For the reference dates 01.01.2018 and earlier, please contact the relevant expert committee.

Legal remedy
The preparation of a standard land value report is not an administrative act and is not legally binding. Therefore, no legal remedies are provided for.
Procedure
There is no formal procedure.
You can use the address or parcel search function at gds.hessen.de to select the property for which you require the standard land value information. After entering your e-mail address, you will receive the standard land value information by e-mail or via a download link. The standard land value information consists of a zip file with two pdf documents: the standard land value information for the desired property and explanations on the standard land values published by the responsible expert committee.

The standard land value information is provided digitally within a few minutes of entering the data and sending the order.

Notes (specifics)
The standard land values can be viewed online free of charge via the BORIS Hessen standard land value information system.
Standard land values are available online from the reference date 01.01.2020. For older reference dates, please contact the relevant office of the expert committee. A processing fee of at least EUR 28 (plus VAT) is charged for written information, depending on the time required.
Standard land values from the reference date 01.01.2020 are also offered online via the Geodata Download Center as follows
