Property Price Calculator Hesse (IPK)

The property price calculator is used to determine an average price level for a standard property and is intended to provide the user with a rough estimate of the property value. Standard properties are understood to be detached detached and semi-detached houses, terraced houses and semi-detached houses or owner-occupied flats in an average state of maintenance and with a standard regional plot area. The property price calculation is not a market value appraisal and cannot be used as the basis for a qualified market value assessment in accordance with Section 194 of the German Building Code. It is also not information from the purchase price collection. The price level determined for the property is non-binding. It refers to the input data of the applicant. The result is rounded to the nearest EUR 5,000.

The property price calculator is based on comparative factors that are determined by the expert committees for property values from the notarised purchase contracts of the official purchase price collections using mathematical-statistical procedures (multiple regression). In addition to the purchase prices of standard properties, the determining influences on the property price, such as location (standard land value), living space, plot area, fittings and year of construction are taken into account.

The average price level can only be calculated if the valuation object corresponds to a standard property. The standard land value is automatically read from BORIS Hesse on the basis of the property data entered. The system checks whether the valuation property is located in a standard land value zone for which use as residential or mixed building land has been designated. The calculation is only carried out within the specified ranges of the standard land values and the information to be entered for the property. The result range of the calculation is also restricted by statistical model limits for reasons of plausibility.
